Envirotech Services Limited was entrusted with the complete refurbishment of various floor areas in number 1 Olivers Yard, where works were undertaken on levels 4, Ground floor reception and Basement shower areas and Kitchenette.

This project involved a partial strip-out of existing mechanical services, modifications to existing systems, and a comprehensive redesign, installation, and commissioning of new systems.

Key Installations & Upgrades:

LEVEL 4
Mechanical systems:

• New supply and extract ductwork.
• 52 New Ability FCU’s including horizontal and vertical chassis type FCU’s.
• New CHW and LTHW pipework installation connected to existing service risers, to serve the new FCU installation. All pipework pressure tested and insulated on completion.
• New secondary ductwork and linear grilles.
• Insulation including Aluminium cladding to all high-level secondary ductwork.
• New condensate pipework system connected to existing vertical condensate risers.
• New Building management system (BMS) for control and monitoring of the mechanical installation including CO2 monitoring and control via the VAV ventilation system.
• New supply and extract systems serving level 4 new Toilet blocks
• Flushing and water treatment to new CHW and LTHW pipework circuits.
• Commissioning of all water and air systems on completion

Public Health System:

• New cold water main system connected to building existing boosted cold water system (BCW) to serve all cold tap outlets and toilets.
• New Domestic hot water pipework (DHW) system to serve all basin outlets which is served by new Heatrae Sadia electric water heaters.
• All hot water pipework has been traced heated to eliminate cold draw off.
• All pipework insulated and chlorinated on completion.  
• New soil and vent system for waste water installed and connected to existing service risers.

Leak Prevention System:

• Solenoid valves installed on cold water main pipework at source and connected to lighting PIR so when movement in toilet areas detected solenoid valve energise and provide water to sanitary outlets.

GROUND FLOOR RECEPTION
Mechanical systems:

• Installation of new System Air packaged AHU to serve reception area with conditioned air and extract.
• New CHW and LTHW pipework connected to existing base build risers to provide CHW and LTHW to new coils in AHU including insulation.
• New primary and extract ductwork.
• Insulation to new ductwork. 
• New linear flow bar and plenum boxes to deliver air to space.
• New condensate to AHU.
• Installation of new Reception entrance door overdoor LTHW door heater.
• New LTHW pipework configuration to serve over door curtain including insulation.
• New BMS for monitoring new AHU and over door heater.
• Flushing and water treatment to new CHW and LTHW pipework circuits.
• All air and water systems commissioned on completion.

BASEMENT SHOWER AREAS

• New supply and extract ductwork installation for north and south showers.
• New Flow bar linear grille and plenum box installation.
• New domestic hot and cold water pipework installation to provide services to showers, hand basins and toilets. 
• New drainage installation from toilets, shower trays and hand basins installed and connected to new underground drainage system (by others)
• All services insulated on completion.
• New Calorifier packaged units as manufactured and supplied by Ormandy Rycroft installed to provide hot water to shower areas and located in existing Basement plant area. Hot water pipework configuration has secondary return pipework.
• All pipework tested and insulated on completion.
• All systems commissioned prior to hand over.

BASEMENT KITCHENETTE AREA

• Installation of new Mitsubishi Losnay heat recovery ventilation unit.
• Installation of new Mitsubishi split AC unit to provide heating and cooling to Kitchenette area.
• New domestic water and waste services to new sink including electric hot water heater to provide the sink with hot water.
• Water leak detection system installed with trace tapes under cabinet and solenoid valve on BCWS. In the event of a leak detected solenoid valve will be closed to prevent mains water flow to the area.
• All new pipework chlorinated and insulated on completion.
• All new systems commissioned on completion.
